The digitalisation process has been examined from a scientific point of view by the <a href=\"https:\/\/www.polimi.it\/en\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Polytechnic University of Milan<\/strong><\/a>, while the technological partner of this transformation has been <a href=\"https:\/\/www.accasoftware.com\/en\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>ACCA software<\/strong><\/a>.<\/p>\n<p><strong>Berna Costruzioni<\/strong> is a company operating in construction and development of civil and industrial buildings at an international level. Meanwhile, companies strive to be more <strong>competitive<\/strong>.<\/p>\n<p>How will the company change by the end of the process? What activities will be implemented and digitalised?<br \/>\n<strong>Berna Costruzioni <\/strong>intends to undertake the <strong>BIM digitalisation process<\/strong> to enable them to take advantage of new market opportunities with the aim of increasingly transforming the construction company into a <strong>service company<\/strong>.<\/p>\n<p>The main activities that <strong>Berna Construction<\/strong> wants to invest in are:<\/p>\n<ul>\n<li>upstream activities: design services<\/li>\n<li>downstream activities: sales and property management activities.<\/li>\n<\/ul>\n<p>The entire construction phase is also digitalised, creating a real digital construction site, that allows you to obtain a continuous data flow, from project to \u00a0work execution, to maintenance and production of the digital model.<\/p>\n<p>This is possible thanks to the use of<strong> Open BIM IFC file formats<\/strong>, allowing everyone to take part in the flow.<\/p>\n<p>The whole process was made possible by using a series of ACCA IFC certified software tools by buildingSMART.<\/p>\n<h2 id=\"step-1-new-bim-design-services\">STEP 1 \u2013 <strong>New BIM design services<\/strong><\/h2>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-8384 size-full\" src=\"https:\/\/biblus.accasoftware.com\/en\/wp-content\/uploads\/sites\/2\/2019\/05\/Digital-Building-and-construction-flowEN-1.jpg\" alt=\"BIM and digital construction technology, new business \/><\/p>\n<p>&nbsp;<\/p>\n<p>Berna Construction has adopted software solutions for the architectural design that allow an easier interoperability even when the project had been designed by an external company.<\/p>\n<p>Specifically, the company used:<\/p>\n<ul>\n<li>software for <strong>modelling reinforced concrete, wood, steel and masonry structures<br \/>\n<\/strong><\/li>\n<li>software for <strong>energetic<\/strong> <strong>modelling <\/strong>(BEM- Building Energetic Model)<\/li>\n<li>software for <strong>MEP plant installation systems<br \/>\n<\/strong><\/li>\n<\/ul>\n<p>and tools for cost estimating implementation, health and safety, maintenance plans, etc.<\/p>\n<p>All that is easily coordinated within the <a href=\"https:\/\/www.accasoftware.com\/en\/bim-management-system\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>BIM management platform<\/strong><\/a>, that allows a global control of all construction processes and operates through <strong>Open BIM<\/strong> formats (in addition to proprietary formats).<\/p>\n<p>The company has the possibility to involve all stakeholders on the platform, even external ones, which could cooperate through the browsing function and by updating documents and information.<\/p>\n<p>With the possibility of taking advantage of web technologies and web potentials provided by:<\/p>\n<ul>\n<li><strong>federation of models<\/strong><\/li>\n<li><strong>online collaborative cost estimating (directly from the browser)<\/strong><\/li>\n<li><strong>safety plans directly on the platform<br \/>\n<\/strong><\/li>\n<li><strong>model checking operations<br \/>\n<\/strong><\/li>\n<li><strong>code checking plugin<br \/>\n<\/strong><\/li>\n<li><strong>Clash detection<\/strong><\/li>\n<li><strong>4D BIM construction scheduling program<br \/>\n<\/strong><\/li>\n<\/ul>\n<p>All with continous revisions and dynamic updates taking place on the platform, which is where all operations are stored and recorded in an <strong>open IFC model<\/strong> that can be managed by everyone.<\/p>\n<h2 id=\"step-2-new-real-estate-services\">STEP 2 \u2013 New real estate \/><\/p>\n<p>&nbsp;<\/p>\n<p>All real estate services relating to building <strong>sales, management and maintenance\u00a0<\/strong> have been implemented and improved. These services are supported by the use of shared digital models and sensors.<\/p>\n<p>In this way, BIM model presentation technologies are introduced in the process allowing the client to understand the project and even be able to interact for customization purposes.<\/p>\n<p>The following technologies have been used [<strong>ARCHITECTURAL VISUALIZATION<\/strong>]:<\/p>\n<ul>\n<li><strong>rendering<\/strong><\/li>\n<li><strong>real time rendering<br \/>\n<\/strong><\/li>\n<li><strong>photo insertion<\/strong><\/li>\n<li><strong>video presentation<br \/>\n<\/strong><\/li>\n<\/ul>\n<p>The client will no longer have to interpret and understand floor plans, sections and prospects, but interact with <strong>easy to follow<\/strong> videos, 2D images and 3D realistic photos.<\/p>\n<p><img decoding=\"async\" class=\"aligncenter wp-image-8387 size-full\" src=\"https:\/\/biblus.accasoftware.com\/en\/wp-content\/uploads\/sites\/2\/2019\/05\/digitalizzazione-imprese-edilizia-fase-progettazione-1.jpg\" alt=\"BIM and digital construction technology, new business opportunities in the AEC industry\" width=\"700\" height=\"330\" srcset=\"https:\/\/biblus.accasoftware.com\/en\/wp-content\/uploads\/sites\/2\/2019\/05\/digitalizzazione-imprese-edilizia-fase-progettazione-1.jpg 700w, https:\/\/biblus.accasoftware.com\/en\/wp-content\/uploads\/sites\/2\/2019\/05\/digitalizzazione-imprese-edilizia-fase-progettazione-1-300x141.jpg 300w, https:\/\/biblus.accasoftware.com\/en\/wp-content\/uploads\/sites\/2\/2019\/05\/digitalizzazione-imprese-edilizia-fase-progettazione-1-339x160.jpg 339w\" sizes=\"(max-width: 700px) 100vw, 700px\" \/><\/p>\n<p>&nbsp;<\/p>\n<p>&nbsp;<\/p>\n<p>Furthermore, management and maintenance with the<a href=\"https:\/\/www.accasoftware.com\/en\/ifc-viewer\" target=\"_blank\" rel=\"noopener noreferrer\"><strong> usBIM.viewer+ freeware offer the possibility to edit and\u00a0 view the project model<\/strong><\/a> in<strong> IFC open format<\/strong>, thus not needing to have any Authoring software.<\/p>\n<p>Any changes made (for instance, removing a partition wall, changing a wall colour, etc.) are automatically and dynamically updated in the <strong>BIM model<\/strong>. Floor plans, sections, elevations, etc. will therefore also change.<\/p>\n<p>The company literally becomes a &#8220;<em>manager<\/em>&#8221; of the building. It enters in a completely new service, where it can directly update the <strong>digital environment<\/strong> on IFC format. They can check summary data of each site, photos, service orders, latest notes.
