It represents an excellent alternative to the isolated single-family house for a series of functional and economic advantages.<\/p>\n<p>The two-family house offers the advantage of giving <strong>independence <\/strong>and <strong>comfort <\/strong>similar to those offered by a single-family house with lower costs for land acquisition and urbanization works. Here are some of the requirements that need to be followed:<\/p>\n<ul>\n<li>Lot size: <strong>700m\u00b2<\/strong><\/li>\n<li>Coverage ratio with respect to the surface of the land: <strong>50%<\/strong><\/li>\n<li>Max number of floors: <strong>2 floors<\/strong><\/li>\n<li>Max height: <strong>50m<\/strong><\/li>\n<li>Distance from land plot contours: <strong>5m or in adhesion<\/strong><\/li>\n<\/ul>\n<p>Distance from road: <strong>Respect existing alignments or 5m<\/strong>.<\/p>\n<p>Because we need to respect the distances from the borders and from the road, we get the <strong>maximum area that can be occupied by the building which is roughly 287m\u00b2<\/strong>.<\/p>\n<p>For the configuration of the functional spaces of the two-family house, distributed on two floors, we get these sizes:<\/p>\n<ul>\n<li>Surface ground floor for unit A: <strong>115.00 m\u00b2<\/strong><\/li>\n<li>Surface ground floor for unit B: <strong>114.00 m\u00b2<\/strong><\/li>\n<li>Surface first floor for unit A: <strong>114.00 m\u00b2<\/strong><\/li>\n<li>Surface first floor for unit B: <strong>116.00 m\u00b2<\/strong><\/li>\n<\/ul>\n<div view<\/p><\/div>\n<h4><strong>The composition\/distribution methodology<\/strong><\/h4>\n<p><strong>The preliminary task of <\/strong>the designer, or of the design team, will therefore be to try to study housing solutions where the <strong>maximum useful surface <\/strong>is obtained for both housing units.<\/p>\n<p>The volume must then be created and modeled in order to create a shape that meets precise functional needs.<\/p>\n<div id=\"attachment_5738\" style=\"width: 810px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-5738\" floors comprehensive of:<\/p>\n<ul>\n<li>entrance\/hallway, garage, services, living\/dining\/kitchen, on the ground floor;<\/li>\n<li>three bedrooms, bathrooms, utility room and terraces, on the first floor.<\/li>\n<\/ul>\n<div id=\"attachment_5729\" style=\"width: 810px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-5729\" axonometric view<\/p><\/div>\n<h4><strong>Characteristics of materials and colors<\/strong><\/h4>\n<p>The two-family house has the entire external masonry facing covered with sandstone blocks interspersed, at the points of <em>&#8216;excavation&#8217; <\/em>(setbacks, entrances, terraces), from simply plastered surfaces.<\/p>\n<div id=\"attachment_5737\" style=\"width: 810px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-5737\" class=\"wp-image-5737 size-full\" different heights that delimit the whole lot and separate the two houses.<\/p>\n<div id=\"attachment_5736\" style=\"width: 810px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" aria-describedby=\"caption-attachment-5736\" class=\"wp-image-5736 size-full\"
